“I have been a bit delayed in my email to you for reasons if illness and having lost my indispensible right hand due to a move and now having very long days as you can see by the time of this email it''s still yesterday not an early am but a very late and not atypical night. i could not go another night without telling you that Avi Malul was nothing short of miraculous in the recent sale of deceased uncle''s apt at 50 Park Avenue. I being the only family member in NYC was charged with overseeing this process. He''d heard about it through the building staff as he had another listing on 2 and reached out. This apartment was original everything to it''s 1947 construction date and as it happened on the day we''d agreed to meet there was an active steam leak saturating the wall. We didn''t know the source and the managing agent did not consider it worthy of a Saturday service call but was going to have it looked at on Monday. In my mind an entire plaster wall could disentigrate between Saturday noon and Monday 9am so I was not happy. Avi showed up at 1pm as agreed, coming to the city on what I know was his Shabbos but not one to let an opportunity go by made it a family day and had plans to do Manhattan activities after. He entered I pointed at the wall he saw a box which looked like it could be a fuse box we had no key. Israeli army training to the rescue, asked for a knife lept on a desk and wedged the cover off with 6 inches of wall on all 4 sides attached, it was a circa 1947 rusted out pipe and each time the steam was triggered it was leaking down the side the source of the leak. What does Avi do, he pulls out a preprinted 90 day exclusive agreement tells me he has an open house the next day downstairs an would like to bring interested parties to see the apt, hole in the wall leaking noting which was correct that anyone moving in would do a gut renovation "so what did it matter a little hole and leak". This was an estate sale, not probated yet without temporary testementary papers issued not the easiest. Somehow with the appt appraised at 750K as is we ended up with an all cash bidding war at 830K in under a week, he and I selected the most likely to be approved and with a notoriously difficult board that ignored the application with no feedback for almost 60 days he unannoyingly occasionally reached out to the managing agent, and although my mother didn''t have the right until the temporary testmentary papers were issued for a month or so after the offer was made, brilliantly suggested that the buyers sign their offer and pace a deposit so that psychologically they were committed stopped looking and a month or so later my mother signed her part. Eventually the Board approved the sale as is avoiding what I was told would have to be at a minimum 20K paint job taking a half metal window with a window ac installed, and redoing the floors. All he was missing was a superman cape I would not hesitate to recommend him to anyone looking to buy or sell an apartment. There was a "can do" spirit I share and so recognize. This is overdue but I do think you should know you have someone representing the firm that in the best light that has made a friend out of me and someone who as noted will be a referrer of clients when I have the opportunity. You may have to think of a more aggressive animal that is also considered shrewd and rename the Lion Team :-). Wishing you all a good weekend. ”
