“It is my pleasure to highly recommend Richard Murray of Keller Williams, New York City. As executor of an Estate, I needed to sell a Lincoln Towers co-op apartment.
My first step was to hire a real estate agent. I blocked out a Saturday and met with six different agents at her apartment. I’ve been involved in a few real estate transactions over the years and strongly believe that the initial listing price is the most important item to get right. Of the six agents I met with, three were “winging it” and easy to rule out. Of the remaining three, one insisted I list at 10 percent above equivalent comps, another felt just as strongly that it list for 20 percent less. Rich was the only one with a sound rationale for his recommended listing price. Rich also assured me he would create a comprehensive plan to prepare and market the apartment for sale. I hired Rich and he and his team exceeded my expectations, something not easy to do.
The apartment had not been updated in some time and needed work. Rich presented me with multiple bids to paint it, refinish the floors and fix damage from a previous leak in the bathroom. In consultation with Rich, I chose one of the bids and the process began. Rich and his team supervised all the work and obtained all necessary co-op board approvals. I didn’t need to do a thing. About a month later the apartment was ready and looked great. Rich did all this at no extra charge. He also fronted the money for the work and I reimbursed him when the apartment sold.
About 10 days after listing, which included two open houses hosted by Rich, we had multiple offers and agreed on one that was 2 percent above asking price. Rich counseled me strongly to accept an offer from the buyer most likely, and best positioned, to close the deal. It was a textbook execution by Rich. A few weeks after accepting the offer, the March Covid lockdowns began. Rich could not have been more prescient in his advice on who’s offer to accept. Yes, the buyer was still nervous, but Rich held the deal together and we eventually closed at the full contract price.
