Several affordable housing projects are underway in the South Bronx. Collectively, these developments will bring 5,000 affordable apartments to the area while effectively transforming the region. Here is a look at nine of these projects.
425 Grand Concourse
Trinity Financial and MBD Community Housing Corporation have won a Request for Proposals to transform a public school building in Mott Haven into a 24-story building with 241 apartments. The development will also include space for social services, a supermarket, a charter school and a cultural center.
1125 Whitlock Avenue
Consisting of two 14-story buildings with 474 apartments, 1125 Whitlock Avenue offers a convenient location across from the Sheridan Expressway. The development will also feature a nearly 10,000-square-feet of community facilities once completed.
1191 Boston
Featuring 154 apartments and developed by Breaking Ground, 1191 Boston Road boasts apartments being rented for as little as $550 per month. The project, which cost $47 million to complete, was geared toward low-income residents as well as those who were formerly homeless.
1520 and 1530 Story Avenue
Located at 1520 and 1530 Story Avenue, a new Lafayette Boynton affordable housing complex will bring 435 apartments to the area. The project, which will also feature landscaped gardens when complete, is expected to be completed in the summer of 2019.
Bronx Commons
BFC Partners and the Women’s Housing and Economic Development Corp is bringing a 305-unit project to Melrose. The $165 million project will also feature a 14,000-square-foot music all capable of seating up to 300 people.
The Peninsula
The Spofford Juvenile Association of New York is undergoing a transformation thanks to developers Mutual Housing Association, Gilbane Development Company and the Hudson Companies. Upon completion, the development will offer 740 apartments and 52,000 square feet of open and recreational space while also providing new retail space for numerous Bronx-based businesses.
Crossroads Plaza
Crossroads Plaza is a three-building development led by Douglas Development. The first phase of the three-phase project wrapped up in 2015, bring 126 rentals to 535 Union Street. The second phase has brought rentals to 501 Southern Boulevard while the final phase at 828 East 149th Street will be complete at the end of the year. Plans also call for creating a 20,000-square-foot public plaza to the development.
Elton Crossing
Phipps Houses is bringing a 199-apartment project to 432 East 162nd Street as it transforms a factory into an affordable housing development. The development, known as Elton Crossing, will feature solar panels on the roof to provide electricity to parts of the building.
La Central
With rentals spread out over five buildings, La Central will bring 992 apartments to Melrose. The project will also include a skate park, a rooftop farm, a Y.M.C.A. and an observatory for the Bronx High School of Science.
Having grown from a population of 1.2 million in 1990 to 1.46 million in 2015, the Bronx population has been steadily rising. As such, it should come as no surprise to learn that the city has been pushing developers to build affordable projects in the borough. In fact, the city has been known to give away pieces of land to help encourage such developments. These are just a few examples of the developments coming to the borough that are bringing more affordable options to residents.
