“Chen has been my agent to purchase a New York property while I was still living in California. As a first time buyer and with limited experience, Chen has been a great help in finding properties according to my criteria and made the entire sales process a pleasant experience. His knowledge of the area and the property market has been especially useful in finding my apartment.
He is professional, stays in touch and is well organized. I feel confident that the right person representing.”
“A million thanks for all your hard work selling my apartment. I am thrilled that it all happened so quickly and worked out so well for everyone. I would highly recommend you to any of my friends in NYC who are buying or selling their apartment. ”
“I’ve worked with many realtors in my 45 years as a CPA and can unequivocally say “you are the best”. Your knowledge of all the areas relating to an estate sale of a professional office/residence enabled you to take control of the process and deal with the complexities, including: • Dealing with the co-op Board • Legal documentation required • Repairs, upgrading and staging the unit • Selecting qualified buyers and helping them with the board approval process Also, you did this during a pandemic year that put restrictions on your ability to work the system. I can’t thank you enough and please use me as a reference anytime.”
“There are scads of real estate agents in New York City, but there is only one Matthew Steer. He not only has the ability to think outside the box and calculate an algorithm for the best possible buyer for any given property, he also has a dynamic approach to his listings which means that no stone will be unturned during his professional quest to find the best buyer at the highest price. You could not find yourself in better professional hands than his. ”
“We hired Richard Murray to sell our NYC apartment and it was the best decision we could have made. The apartment had been previously listed with another agent (with a major brokerage) for 6 months. Early on we had two offers fall through and then experienced the frustration of diminishing interest and no offers. After signing with Richard things changed rapidly. He suggested a small, strategic price reduction and created new materials which included some beautiful photography. He took an aggressive marketing approach which included two open houses per week. After just ten days on market he brought us 4 competing offers, and this was in the middle of January. Richard handled negotiations with the buyers perfectly and we went under contract at a price that was higher than our prior asking price. Richard stayed closely involved all the way to closing, and when the sale hit some bumps in the road due to our management company, he was there finding solutions. We would highly recommend Richard to anyone looking to sell or purchase a NYC apartment. Please feel free to contact me if I can be further assistance. ”
““Matthew was always available and extremely helpful in navigating us through the sometimes scary and confusing process of selling our apartment and then purchasing our new home. Not only did he net us $240,000 more than was expected, the offer he put together for us on our new apartment was so well constructed, we beat 10 other offers and the sellers used it as a model for the offer on their next apartment!"”
“It is my pleasure to highly recommend Richard Murray of Keller Williams, New York City. As executor of an Estate, I needed to sell a Lincoln Towers co-op apartment.
My first step was to hire a real estate agent. I blocked out a Saturday and met with six different agents at her apartment. I’ve been involved in a few real estate transactions over the years and strongly believe that the initial listing price is the most important item to get right. Of the six agents I met with, three were “winging it” and easy to rule out. Of the remaining three, one insisted I list at 10 percent above equivalent comps, another felt just as strongly that it list for 20 percent less. Rich was the only one with a sound rationale for his recommended listing price. Rich also assured me he would create a comprehensive plan to prepare and market the apartment for sale. I hired Rich and he and his team exceeded my expectations, something not easy to do.
The apartment had not been updated in some time and needed work. Rich presented me with multiple bids to paint it, refinish the floors and fix damage from a previous leak in the bathroom. In consultation with Rich, I chose one of the bids and the process began. Rich and his team supervised all the work and obtained all necessary co-op board approvals. I didn’t need to do a thing. About a month later the apartment was ready and looked great. Rich did all this at no extra charge. He also fronted the money for the work and I reimbursed him when the apartment sold.
About 10 days after listing, which included two open houses hosted by Rich, we had multiple offers and agreed on one that was 2 percent above asking price. Rich counseled me strongly to accept an offer from the buyer most likely, and best positioned, to close the deal. It was a textbook execution by Rich. A few weeks after accepting the offer, the March Covid lockdowns began. Rich could not have been more prescient in his advice on who’s offer to accept. Yes, the buyer was still nervous, but Rich held the deal together and we eventually closed at the full contract price.
I can’t say enough about Rich and his team. Talk is easy, but Rich and his team actually delivered. Going forward, I will refer all of my clients with New York City real estate needs to Rich. ”
“I am sending this un-requested email because I want to go on record as to the high quality of service you have rendered over the past years. I cannot thank you enough for the professional services you have given, and I must add given with a degree of courtesy and concern rarely found in your industry. Your knowledge of rental contracts is the best preventive for eliminating problems that often arise with other agents. If I have need to return to New York City, I will contact you to handle my rental or owner situation. Once again, thank you.”
“Considering all the pain and hassle that go with selling an apartment, you could not get better or more qualified people to do this job. Thank you Edward!”
