Exploring New Residential Developments Coming to NYC

Plans for a number of new residential buildings are underway in New York City. Here is a look at a few of the changes you can expect to see.

Residential Building to Be Constructed in Partnership with Clinton Hill Church

St. Mary’s Episcopal Church in Clinton Hill has partnered with developers to construct a 16-story residential building next to the church. Located at 230 Classon Avenue, the building will replace the 4,8000-square-foot rectory building currently sitting on the site and will boast 142 apartments.

While the developer working on the project has not been identified, architecture firm DXA Studio is reportedly working on the project. The completed structure will also feature a community facility measuring approximately 25,200 square feet. There will also be a library, a coffee shop, a priest’s office and parking space for 93 cars.

Hotel and Residential Tower Coming to Hudson Yards

The Chetrit Group has filed plans with the city’s Department of Buildings for a 46-story tower to be constructed at 545 West 37th Street. Measuring 622 feet tall, the hotel and residential tower will feature 358 hotel rooms and 131 apartments.

Situated across from the Javits Center, the building will have a hotel on the lower floors with apartments located above the hotel. In all, the project will span 373,275 square feet with the hotel spread out on floors nine through 27 and floors 32 and above being reserved for apartments. The lobby will be located on the first floor while a restaurant, event space and a bar will be located on the second floor. Amenities, which are to include a fitness center and a resident’s lounge, will be located on the 30th floor.

ODA New York Offers Affordable Apartment Units

Designed by ODA New York, 35 of the 175 apartments located at the 2222 Jackson have been approved by the Department of Housing and Preservation as affordable housing units. Located at 22-22 Jackson, the 11-story building features units ranging from studios to three-bedroom apartments. Features include floor-to-ceiling windows, Bosch appliances, white oak flooring, washer/dryers on every floor and HVAC central air. Amenities include library space, a two-story lobby, a gym, a lounge, an indoor pool, a roof deck and a landscaped courtyard.

Developed by Jeffrey Gershon, the building offers a one-bedroom penthouse for $3,185 per month. The affordable units, however, include 10 studio apartments priced at $850 per month, 16 one-bedroom units priced at $913 per month, six two-bedroom units at $1,105 per month and three three-bedroom units for $1,274 per month. To qualify, applicants must have an annual household income of between $29,143 and $63,060.

50-Apartment Tower Coming to Alphabet City

Once home to the R&S Strauss auto shop, which has been closed since 2009, the site on the corner of East 14th Street and Avenue C will soon be home to a new 14-story building boasting 50 apartment units. Located at 644 East 14th Street, the lot was purchased by Opal Holdings this past summer for $23 million. The company now plans to construct a building boasting apartments that offer views of the East River that can be viewed from large balconies. Plans also call for developing just over 8,000 square feet of retail space as well as a 21,575-square-foot community facility.
