Exploring NYCs Newest Residential Developments

Several new residential developments are well underway, with some nearing completion. Here is a look at a few of the developments you may spot around the city.

Park Slope Development Goes on the Market

Located on 13th Street between Sixth and Seventh Avenues, some of the townhomes at Townhomes at Park Court have been put on the market. The new Park Slope development features a combination of townhouses and condos, with the townhouses that have been put on the market asking for around $4 million. Each of the townhomes is a four-level, four-bedroom single-family abode with red-brick facades and welcoming stoops.

The insides of the homes are all equipped with modern conveniences, with the first floor offering the bulk of the living space. Meanwhile, the living and dining rooms are connected by an enormous chef’s kitchen featuring custom cabinets, Macauba Quartzite countertops, a full suite of brand-name appliances and a 6-burner range. The upper two levels consist of the four bedrooms, with the master suite featuring a room-sized walk-in closet and private balcony, while the basement area serves as the recreation level. Community amenities available to townhome residents include a virtual doorman, fitness room, package room, courtyard, lounge and children’s playroom.

Park Slope Senior Center to Become High-End Rentals

Prospect Park Residence nursing home has been plagued by scandal, but the property will soon be under new ownership with luxury real estate rentals likely to be in its future. Harlen-based developers Sugar Hill Capital Partners has filed plans to convert the 198-unit, nine-story facility into 67 rental apartments. In addition to housing apartments within its 139,652 square feet of space, the building will also feature  a wine vault, a pet spa, bike storage, a play room, a roof terrace and a fitness center.

A new condo building is under construction amid the townhouses of Carroll Gardens. The 17-unit building will consist mostly of three- and four-bedroom apartments starting at $2.295 million, but will also include one two-bedroom, two penthouses and two garden condos.

Located at 145 President Street, the development is the project of Avery Hall Investments. Inspired by Scandinavian modernism, some of the building’s features include open and airy floor plans, a handmade Danish brick façade and muted interior palettes featuring lots of white oak. Light gray marbles also dominate the interior, with Tundra Gray slab marble countertops in the kitchen. Meanwhile, the master bathrooms feature honed Danube marble walls and Bianco Dolomite herringbone floors. Nearly half of the apartments feature private outdoor spaces, while building amenities include parking on request, shared rooftop space, storage for each apartment and a gym with Peloton live-streaming stationary bikes.
